Mixed-Use Buildings

Mixed-use projects bring together multiple building types within a single development, often combining retail, residential, and office uses. Each component has its own performance requirements, schedules, and design priorities. Vision West supports these projects with glazing and aluminum systems that are carefully coordinated across all uses, helping manage complexity while maintaining a consistent and cohesive building expression.

Glazing Systems

Mixed-use developments typically require a combination of systems, including storefront at grade, curtain wall for commercial or office components, and window wall or punched windows for residential levels. We supply and install these systems with consistent detailing, while adapting to the specific requirements of each use and elevation.

Podium and Street-Level Expression

Ground-level retail, lobbies, and shared podium areas often define how a building is experienced from the street. These areas may include extensive glazing, feature entrances, and architectural elements such as canopies and corner conditions. We coordinate and deliver these systems with attention to both performance and design intent.

Transitions Between Uses

The interface between different program areas is critical. Retail, shared spaces, and upper residential or office levels introduce distinct conditions. We coordinate these transitions carefully to maintain continuity, constructability, and long-term performance across the building envelope.

Public and Private Areas

Retail frontages and lobbies are designed for visibility and access, while residential or office components prioritize comfort, privacy, and energy performance. Our systems are selected and detailed to respond appropriately to each condition while maintaining overall consistency.

Coordination

Mixed-use projects involve multiple consultants, trades, and often phased construction. We work closely with the project team to align glazing systems with structure, cladding, and interior scopes, helping resolve conflicts early and keep construction moving.

Fabrication and Installation

With multiple systems and conditions across a single project, organization is key. Our fabrication and installation processes are structured to support sequencing, maintain quality, and ensure each component is delivered at the right time.

Performance and Integration

Air, water, acoustic, and thermal performance are addressed across all building uses. Systems are designed to meet varying requirements while integrating into a unified envelope that performs reliably over time.
