Project Summary

GEBP 4000 is a large-format logistics and fulfillment building located at 19300 Airport Way in Pitt Meadows, British Columbia, within Onni Group’s Golden Ears Business Park. Developed and built by Onni — owner, developer, and contractor on the project — the building totals nearly one million square feet and is occupied by a major e-commerce tenant. The architectural design, by Stantec, balances the demands of a high-volume distribution facility with a more refined office-and-entry expression along the east elevation, where the building’s office function is concentrated.

Vision West supplied and installed 36,600 square feet of glazing across the building. The primary scope was 32,600 square feet of stick-built curtainwall, with the majority of the curtainwall distributed across the north, south, and east elevations and the heaviest concentration on the east office side. Sealed units were specified as a 6mm grey-tinted exterior lite and a 6mm clear interior lite with a low-e coating on the #3 surface. Grey opaci-coat spandrel glass over insulated backpans was used at the non-vision portions of the curtainwall to maintain a continuous glazed appearance while concealing floor lines and structural conditions.

A defining feature of Vision West’s scope is the 12″ custom woodgrain architectural aluminum fins surface-mounted to the curtainwall, which give the corner volumes their distinctive vertical rhythm and warm contrast against the dark glazing and grey panel field. The balance of the glazing scope was executed as storefront across 108 individual punched openings, providing consistent window assemblies across the building’s long perimeter. The completed scope demonstrates Vision West’s capacity to deliver both architectural feature glazing and high-volume repetitive storefront work on a single industrial project at scale.
